DELIVER DOCUMENTS: When your bid is acknowledged, there is a 48-hour deadline
to submit the completed and correct Sales Contract package to the NHMS
office for your state. (Florida: 2100 Coral Way, Suite 504, Miami, FL 33145); (New York/New Jersey: Three Advantage Court, Bordentown, NJ
08505). The package must include the required addenda, attachments, a
copy of earnest money check, a copy of a prequalification letter and/or
evidence of cash must be delivered to the appropriate NHMS office NOT
LATER than 48 hours after the winning bidder is notified. Be sure to use
a delivery service that provides you with a tracking receipt for your
files..
Note: Copy Earnest Money Deposit in the form of a
Cashier’s Check, Certified Check or Money Order with no termination
date or cancellation provision. Make the earnest money check payable as
follows:
- For New York and New Jersey (Philadelphia HOC), make
the check payable to the Selling Brokers Escrow Account (Use the company
name, for example, First Creston Real Estate Company Escrow Account)
- For Florida (Atlanta HOC), make the check payable
to either 1) the Selling Broker’s Escrow Account, or 3) the HUD
Designated Closing Agent (Use the company name for the Closing Agent
for your area, for example, ABC Title Company.)
LEAD BASED PAINT ADDENDUM:
BROKERS PLEASE NOTE: A LEAD BASED PAINT ADDENDUM IS Mandatory for all properties
built prior to 1978. Please PRINT THE ADDENDUM from the link supplied in
the LISTING of the property and both you as the selling broker and your
purchaser(s) then execute where indicated and submit the addendum with your
contract package.
