For Ohio HUD-owned property transactions, the HUD-9548 Sales Contract is to be completed according to the instructions in the HUD Homesellers Handbook beginning on page 11. Please have your buyers also sign the second page of the HUD-9548 (using blue ink) in the lower right-hand corner to acknowledge the "Conditions of Sale."

Many of the following forms can be uploaded, filled in on your computer, and then printed for blue ink signatures. Please review page 15 of the Handbook and be sure to include the following Addenda and other items with the HUD-9548 to make a complete and correct HUD Contract Package:

  1. Electronic Filing of HUD-9548 (with blue ink initials and signatures)
  2. Copy of the Earnest Money Deposit Check payable to Selling Broker's escrow account (see the Handbook on page 8 for the correct amount)
  3. Pre-Approval Letter on Lender's Letterhead (see page 7 of the Handbook)
  4. Forfeiture of Earnest Money Policy
  5. Purchaser’s Rights and Responsibilities
  6. Lead-Based Paint Addendum (available with the Porperty-Listing)
  7. Owner-Occupant Certification (marked N/A if Purchaser is an Investor)
  8. Policy Regarding Closing Date Extensions
  9. Selling Broker Commission
  10. Policy Regarding Property Inspections
  11. HUD-92564-CN "CAUTION: For Your Protection, Get a Home Inspection" (Please ask the buyers to initial in blue ink near the HUD logo at the top.)
  12. Offer Exceeding Appraised Value (only if sales price is higher than list price)
  13. Incentives for HUD Home Sales
  14. Utilities Activation Request
  15. Radon-Mold release Agreement
  16. E-Business Acknowledgement

When yours is the winning bid, you will know by checking “Bid Results” and finding the property and the Bid Confirmation number to match your offer. Then you have only 48 hours to deliver a complete and correct Contract Package to NHMS at this address:
